Energy Performance Certificate Relating To UK Property
The Energy Performance Certificate (EPC) was first introduced in England and Wales on 1 August 2007 for domestic properties along with the now obsolete Home Information Packs (HIPs). Although HIPs finished being a requirement in May 2010 the requirement for EPCs carried on, and from October 2008 rental properties were also required to have a certificate for any new tenancy agreement. These new regulations are in response to an EU directive concerning the energy performance of buildings. The British Government complied with these new regulations by way of the Energy Performance of Buildings (certificates and Inspections England and Wales) Regulations 2007. This requires that all property which is to be put up for sale or rent must apply for an EPC prior to marketing.
